Please keep in mind that you must be pre-approved for a loan before we show you any of the houses on the market. Pre-approved means that you already provided the necessary paperwork to a mortgage lender and that you obtained a letter which states that you are financially able to purchase a house. We don’t want to minimize the technical aspects of the home buying process though. Every year it becomes more complex. Between government legislation, environmental laws, mortgage documentation requirements and the legal aspects of a home purchase, the home buyer must be on top of all aspects of the process, or be helped by a professional.

Be aware that the “Onsite Agent” (the agent that works at the model home) he or she represents the builder, and their job is to look for the builders interest, not yours! Do not get me wrong, they are not there to screw you over, but they are not there either to tell you how to cut a better deal on the sale of their house. So, get the help of a buyer’s agent! Remember, it does not cost you a penny to have a buyers’ agent advocating for you from beginning to end of that real estate transaction.

Here you have a few tips to get you ready to buy:
- Know your credit score. Most mortgage lenders prefer to work with a 680 credit score or better
- Have ready the most recent 2 years of taxes. You will need it to prove your income
- Save a minimum of 3% for the down payment and closing costs. Although often times our clients qualify for down payment assistance, when is requested
- Check your credit score and pause any new activity
- Compare mortgage rates
- Get a pre-approval letter from your mortgage lender

FAQ
1. How much do real estate agents charge? If you are the home buyer you do not pay a commission to an agent to assist you in finding your dream home. The home sellers pay their agent a percentage of the home sale’s price, and that agent splits the commission with the agent that represents the homebuyer.
2. Who pays the closing cost? The closing cost is the homebuyers’ responsibility to pay. However, oftentimes the sellers pay in full or partially for this service
3. Is this neighborhood safe? Whether the neighborhood is safe or not it is something that you real estate agent by law is prohibited to answer. You as the buyer should do your own investigation of the areas that attracts you the most.
4. Do I need a good credit score to purchase a house? Most lenders will look for a score of 580 or better
5. Will I be able to purchase with Tax ID number? Although there are not many banks that give mortgage loans with a Tax ID, there are a few financial institutions that still accept the Tax ID number to purchase a home. Ask your real estate agent to refer you to one of them
6. Does it take too long to purchase a house? It all depends on how soon you provide the necessary documents to the mortgage lender. Normally, it takes from 30-45 days to close on a sale. FHA and VA loans take a few more days
7. Why do I need a pre-qualification letter? Most, if not all, agents will require the pre-qualification letter to make sure you are financially able to purchase a property, and to know how much the bank will loan you.
8. Do I have to do home inspections? You do not have to, but it is highly recommended that you inspect the property for termite, lead base paint, radon gas, and to make sure there is no major damage before purchasing it.
